STAFF RECOMMENDATION*

Council must receive public comment on the proposed modification to the Aquabella Subdivision. Council must also approve or deny the preliminary plat that would increase the number of lots within the subdivision.

Staff finds that the proposed subdivision meets lot layout and access requirements. Staff recommends that Council approve the preliminary plat, subject to stipulations in Resolution A.

ACTION/DECISION POINTS*

The Land Use Management Ordinance, Town Code Appendix A Section 4.6 requires Council approval for subdivisions that result in five or more lots.

BACKGROUND AND CONTEXT*

Town Council originally approved the Aquabella Major Subdivision, which created four lots, in November 2006. This proposed modification increases the total number of lots to ten. Please see the Project Overview section of the staff report for more information.

COMMUNITY ENGAGEMENT

Staff have provided mailed notice to neighbors according to LUMO requirements.
