ACTION/DECISION POINTS*
Council should consider asking the applicant to dedicate 30 feet of right-of-way along the northern site boundary as a condition of approval. The dedication is necessary to support plans for future regional connectivity. If right-of-way is not dedicated as part of this application, there will be no future opportunities to obtain it voluntarily. The applicant has shared that they're willing to dedicate the right-of-way.

The Land Use Management Ordinance, Town Code Appendix A Section 4.4 requires Council approval of any proposed zoning map amendment.

The applicant proposes a multifamily residential development on a 13-acre site. Please see the Staff Report for more information.
TRADEOFFS, ALTERNATIVES, IMPACTS
The applicant has shared that dedicating the right-of-way could result in less affordable units and less total units. If right-of-way is not dedicated as part of this application, the cross-jurisdictional connection will not happen. Please see the Staff Report for an analysis of the right-of-way dedication.
Staff have reviewed the requested modification to regulations and find that the public purpose is served to an equivalent or greater degree.
COMPLETE COMMUNITY CONNECTION
