Open the legislative hearing, receive public comment, provide feedback on the application, and continue the hearing to October 8th, 2025.

PROCEDURAL CONTEXT

The Land Use Management Ordinance, Town Code Appendix A Section 4.4 requires Council approval of any proposed zoning map amendment.

BACKGROUND AND CONTEXT

The applicant proposes a townhome project with 34-76 units in a townhome and/or stacked townhome format. Please see the Staff Report for more information.

TRADEOFFS, ALTERNATIVES, IMPACTS

Staff have reviewed the requested modification to regulations and find that the public purpose is served to an equivalent or greater degree. Please see the Staff Report for an analysis of tree plantings.

COMPLETE COMMUNITY CONNECTION

The property is an infill site that will add to the greenway network proposed by other developments. For more analysis of Complete Community considerations, please see the Staff Report.

COMMUNITY ENGAGEMENT

Staff provided mailed notices to neighbors and posted an informational sign at the site, in addition to other notifications according to LUMO requirements. A public information meeting was held on March 6, 2025. Planning Commission reviewed the application at a public meeting on June 17, 2025. Staff have not received significant numbers of phone calls or emails regarding the project.
