STAFF RECOMMENDATION

Open the hearing, receive public comment, provide feedback on the application, close the hearing and consider action.

Staff recommend approval of the application, subject to the conditions in Ordinance A. Council also needs to adopt the resolution of consistency with the comprehensive plan.

PROCEDURAL CONTEXT

The Land Use Management Ordinance, Town Code Appendix A Section 4.4.5 requires applicants to seek Council approval of any proposed zoning map amendment.

BACKGROUND AND CONTEXT

The applicant proposes demolishing the existing fire station and training facility, construct a new fire station, and construct up to 105 units of housing. Please see the Staff Report for more information.

TRADEOFFS, ALTERNATIVES, IMPACTS

Staff have reviewed the requested modification to regulations and find that the public purpose is served to an equivalent or greater degree.

COMPLETE COMMUNITY CONNECTION

The property is a larger infill site served by existing infrastructure. It is located near the future Bus Rapid Transit corridor. For more analysis of Complete Community considerations, please see the Staff Report.

COMMUNITY ENGAGEMENT

Staff have provided mailed notice to neighbors according to LUMO requirements. A public information meeting was held on August 20th. Staff have not received significant numbers of phone calls or emails regarding the project. Please see the Staff Report for more information.
