Open the hearing, receive public comment, provide feedback on the application, and continue the hearing to October 22, 2025. 

Staff recommend that Council approve the project and the requested modifications to regulations.

LEGISLATIVE CONTEXT*

The Land Use Management Ordinance, Town Code Appendix A Section 4.4 requires Council approval of any proposed zoning map amendment. 

BACKGROUND AND CONTEXT*

The applicant proposes a multifamily residential development on a 19-acre site. Please see the Staff Report for more information. 

TRADEOFFS, ALTERNATIVES, IMPACTS

Staff have reviewed the requested modification to regulations and find that public purpose is served to an equivalent or greater degree. 

COMPLETE COMMUNITY CONNECTION

The property is an infill site, adjacent to developed land, served by existing infrastructure, and near planned greenways. For more analysis of Complete Community considerations, please see the Staff Report.

COMMUNITY ENGAGEMENT

Staff have provided mailed notice to neighbors according to LUMO requirements. A public information meeting was held on April 14, 2025. Staff have not received significant numbers of phone calls or emails regarding the project.
