Close the hearing, consider the Resolution of Reasonableness and Consistency with the Comprehensive Plan, and consider the Ordinance to approve the Conditional Zoning Application.

Staff recommend that Council approve the project and the requested modifications to regulations.

LEGISLATIVE CONTEXT*

The Land Use Management Ordinance, Town Code Appendix A Section 4.4 requires Council approval of any proposed zoning map amendment.

BACKGROUND AND CONTEXT*

The applicant proposes a multifamily residential development on a 19-acre site. Please see the Staff Report and Materials from the September 22, 2025, Legislative Hearing for more information. 

TRADEOFFS, ALTERNATIVES, IMPACTS

Staff have reviewed the requested modifications to regulations and find that public purpose is served to an equivalent or greater degree.

COMPLETE COMMUNITY CONNECTION

COMMUNITY ENGAGEMENT

Staff have provided mailed notice to neighbors according to LUMO requirements. A public information meeting was held on April 14, 2025. Staff have not received significant numbers of phone calls or emails regarding the project.
